The short answer

Getting rid of bed bugs in the UK typically costs £500 to £800 per room for heat treatment and £350 to £550 per room for chemical treatment, including VAT, according to Fantastic Services' 2026 price guide. Derby City Council charges £218 online for a two-stage treatment of a home with up to three bedrooms.

  • Fantastic Services' 2026 guide: heat treatment £500 to £800 per room, chemical £350 to £550 per room, £700 to £2,000 for a whole flat or house, including VAT.
  • Derby City Council's 2026/27 fee for a two-stage treatment of up to three bedrooms is £218 online or £250 by phone.
  • Heat usually costs more per visit but can clear a contained infestation in one visit; chemical treatment needs 2 to 3 visits.
  • The number of rooms, how far the bugs have spread and how well the room is prepared drive the price most.
  • Compare quotes on method, visits included and follow-up, not just the headline figure.

Getting rid of bed bugs in the UK typically costs £500 to £800 per room for heat treatment and £350 to £550 per room for chemical treatment, including VAT, according to Fantastic Services' 2026 price guide. A whole flat or house is typically £700 to £2,000. Derby City Council charges £218 online for a two-stage treatment of up to three bedrooms. Our bed bug treatment price depends on the rooms affected, the method and the time of the visit, and we'll explain the likely cost before any work starts.

The rest of this guide sets out the market ranges, council charges, the difference between heat and chemical treatment, what pushes the price up or down, and how to compare quotes fairly.

How much does bed bug treatment cost in the UK?

Most private treatments cost from a few hundred pounds for one room to around £2,000 for a whole home. The figures below come from Fantastic Services' 2026 UK price guide. They are national market prices from another firm, not our prices, and the guide says its figures include VAT.

TreatmentRest of UKLondon and South East
Heat treatment, per room£500–£800Not stated separately
Chemical treatment, per room£350–£550Not stated separately
One-bed flat£700–£1,100£770–£1,300
Two-bed home£900–£1,400£990–£1,650
Whole flat or house£700–£2,000Roughly 10–20% higher

The spread is wide because no two infestations are the same. One room with a few bugs caught early is a very different job from a shared house where bugs have reached the sofas and the flat next door.

What do councils charge for bed bug treatment?

Some councils treat bed bugs for a fee and many don't treat them at all. Derby City Council publishes these 2026/27 householder fees:

Derby City Council serviceOnlineBy phone
Three bedrooms or fewer (2-stage treatment)£218£250
Four bedrooms (2-stage treatment)£232£269
Five bedrooms and over (2-stage treatment)£253£290
Additional treatmentNot available online£102
Bed bug monitors (pack of 3)£30Not stated

Elsewhere in our area, Nottingham City Council and Leicester City Council don't list bed bugs on their pest control pages (checked 18 October 2026), and Newark and Sherwood District Council says "We do not offer a pest control service". Check your own council's website for its current service and fees, and how quickly it can visit.

Heat or chemical: which costs more?

Heat usually costs more per visit; chemical treatment usually costs more visits. That is the trade-off.

Heat works because bed bugs and their eggs can't survive high temperatures. A 2011 study in the journal Insects found a lethal temperature of 48.3°C for adults and 54.8°C for eggs. Our heat treatments take rooms above 56°C and check temperatures where the bugs hide.

What affects the cost of bed bug treatment?

Time on site, equipment and the number of visits decide the price. These are the factors that move it most:

FactorPushes the price downPushes the price up
Rooms affectedOne bedroomSeveral bedrooms, living room and sofas
How long it has been thereSpotted earlyMonths of spread into furniture and walls
ClutterClear floor, bagged belongingsFull wardrobes, boxes and piles under the bed
Property typeDetached houseFlat, HMO or hotel where neighbours need checking
MethodResidual insecticide aloneHeat, or heat plus insecticide
Previous DIY attemptsNoneWeeks of shop-bought sprays while the bugs spread
PreparationDone before the visitNeeds doing on the day

Preparation is the factor you control. A room that has been hot washed, bagged and cleared before we arrive is quicker to treat and more likely to clear first time. Our guide on how to get rid of bed bugs includes a preparation checklist, and bed bug bites vs flea bites helps if you're not yet sure which pest you have.

Are there hidden costs?

There can be, so ask about them before you book:

  • follow-up visits: are they included, and how many?
  • inspections of neighbouring rooms: bed bugs often reach the next room;
  • monitors left in place after treatment to confirm the bugs have gone;
  • laundry and freezing of bedding, clothes and soft items, which the NHS recommends at 60C or 2 to 3 weeks in the freezer;
  • replacing furniture, which is rarely necessary if the furniture is treated, but sometimes chosen for badly damaged mattresses.

The biggest hidden cost is usually delay. The NHS says bed bugs are very difficult to clear yourself and may be resistant to some insecticides, so weeks of shop-bought sprays often end in a larger professional job.

How should you compare bed bug treatment quotes?

Compare like for like. Ask every company the same questions:

  1. Which method will you use: heat, residual insecticide or both?
  2. How many visits are included, and over what period?
  3. Will you inspect the rooms next to the affected bedroom?
  4. What preparation do you need from me, and what happens if it isn't done?
  5. Is the quote an estimate or a firm price, and what could change it?
  6. Are there any call-out or out-of-hours charges?
  7. Is VAT included?

A cheaper quote for a single spray is not cheaper if it needs repeating three times.

Is DIY treatment cheaper than calling a professional?

At the till, yes; over the whole problem, often not. Sprays, powders and foggers cost little each, but the NHS says bed bugs are very difficult to clear yourself and may be resistant to some insecticides. Bugs that survive keep breeding, and by the time a professional is called the infestation can have reached more rooms, which is what pushes a quote up.

The parts of DIY that do save money are the ones the NHS recommends anyway: hot washing bedding and clothes at 60C, tumble drying on hot for at least 30 minutes, freezing what can't be washed for 2 to 3 weeks, and clearing clutter from around the bed. Doing these before the visit shortens the treatment and helps it work first time.

How can you keep the cost down?

Most of the saving comes from acting early and preparing well:

  • Book as soon as you see signs. One bedroom costs less to treat than a whole flat.
  • Don't move to another room to sleep. It can spread bugs into a second bed or sofa, which then needs treating too.
  • Prepare the room before we arrive. Wash, bag and declutter so time on site goes on treatment, not tidying.
  • Send photos first. Pictures of the mattress seams and any bugs help us judge the size of the job and the right method.
  • Tell neighbours or your landlord early in flats and shared houses, so connected rooms can be checked at the same visit rather than on a second call-out.
  • Follow the aftercare advice. Skipping it makes a repeat treatment more likely.

Who pays if you rent?

It depends on how the bed bugs got there and what your tenancy says. Shelter says a landlord should sort out pests that were there when you moved in, and that tenants are responsible only if they encourage pests. Report it straight away. Our guide to bed bugs and landlord responsibility covers the detail, and how to check for bed bugs helps you confirm what you are dealing with first.

One customer described the difference a clear explanation makes:

"Really impressed with Gino’s work results. He’s proved to be very reliable, friendly and professional. He took the time to make me understand how my bedbugs infestation issue manifest and advised how to prevent it in the future. I highly recommend him and his services!" — Silviu Şerban, Google review, August 2022

When to call a professional

Call for a quote as soon as you find live bugs, blood spots or dark marks in the mattress seams. The earlier the treatment, the fewer rooms it needs and the lower the cost.

Frequently Asked Questions

Fantastic Services' 2026 UK price guide puts bed bug heat treatment at £500 to £800 per room, including VAT, with London and the South East roughly 10 to 20% higher. Heat often clears a contained infestation in one visit, so the total can compare well with a chemical programme that needs 2 to 3 visits.

Often, for a contained infestation. Heat can kill bugs and eggs in a single visit when every hiding place reaches a lethal temperature, so there are fewer visits and less disruption. Chemical treatment usually costs less per visit but needs 2 to 3 visits over several weeks. A combined treatment suits heavier infestations.

Usually not, and many councils don't treat them at all. Derby City Council charges £218 online or £250 by phone for a two-stage treatment of up to three bedrooms in 2026/27. Nottingham City Council and Leicester City Council don't list bed bugs on their pest control pages, and Newark and Sherwood District Council doesn't offer a pest control service.

Our bed bug treatment starts from £150. Prices depend on how many rooms are affected, which method suits the job, the property and when you need us. We'll explain the likely cost before any work starts. Send photos by WhatsApp to 07999 935 929 and we can usually give you a good idea of the work involved before we visit.

It depends on how the bed bugs arrived and what the tenancy says. Shelter says a landlord should deal with pests that were there when you moved in, and a tenant may be responsible if they caused the problem. Report it to your landlord straight away so the treatment can be arranged quickly.
